*A New Appraisal Players Debuts*
**By Tony Garritano**
***PROGRESS in Lending has learned that Direct Valuation Solutions, Inc. (DVS), a SaaS (software as a service) and PaaS (platform as a service) company that provides a cloud-based valuation fulfillment platform for lenders and appraisers, announces the addition of Barbara Perino as Director, Business Development, in the Southeastern United States. In addition to bringing on Perino, this company offers a new take on appraisals. Here’s the scoop:
****Barbara brings 23 years of extensive sales and sales management experience, along with operational knowledge from all facets within the residential property valuation industry. She is known for developing and maintaining long term and rewarding relationships with her clients.
****DVS utilizes robust platform technology to provide lenders AIR-compliance without necessitating the use of a middleman, facilitating end-to-end valuation solutions with ease. The DVS suite of cloud-based tools is designed to streamline and enhance the appraisal fulfillment experience, providing the tools to manage thousands of transactions for users (lenders, servicers, due diligence firms) daily, integrating automated quality control, appraiser performance and quality scoring, data and communications in one of the cleanest and intuitive user interfaces available.
****The proprietary DVS platform matches a lender’s panel with the requirements of each assignment, such as license level, designations, quality and service levels and the appraiser’s proximity to the assignment. Once the top appraisers are identified by the assignment logic, the appraisal assignment and lenders letter of engagement is sent via text, e-mail and loaded into those appraisers dashboard for acceptance. The platform also allows for the appraiser to communicate with the lender on various status milestones and to share questions or get responses directly from the lender, and then tracks all interaction for audit trail purposes.
****Every appraisal, regardless of the software used by the appraiser, is run through an extensive third-party quality control review for Uniform Appraisal Dataset and Underwriting Compliance prior to being available for lender review through the secure DVS portal. In addition to this quality control process, users will have the ability to receive the DVS Underwriter Assis (UA), which includes public records data and an Automated Valuation on the subject property, notice of appraiser overrides of quality control errors/warnings, underwriter alerts of known, significant appraisal or property-related issues for consideration, supplemental sales and/or listing data and aerial and mapping features to assist the underwriter in appraisal review and acceptance. Once the assignment is accepted by the end user, DVS Payment Processing, Inc., initiates payment to the appraiser on behalf of the lender via an ACH transaction for the most timely payments in the industry.
